High Associates, Inc. approached MCI to assist with implementing energy assessments and energy conservation measures that would assist them with the following:

  • Reduce energy consumption and annual spend
  • Increase company net profit
  • Improved property value
  • Improve tenant comfort
  • Increased reliability
  • Gain higher efficiency and less equipment wear
  • Updated, aesthetic, and easy-to-use graphic interface for BAS

MCI identified and delivered a program plan of action in order to assess, identify, design, implement, and monitor their facility in order to address their request. Program highlights include:

  • Facility was assessed and benchmarked within Energy Star Portfolio Manager
  • A Building Performance Analysis and Energy Audit was performed for the building’s HVAC equipment, controls system, and lighting
  • Data findings were analyzed and recommended Energy Conservation Measures (ECMs) were identified and budgeted
  • Implementation of ECMs included:
    –  Updating the building automation system (BAS) and software
    –  Implementation of advanced control strategies such as critical zone pressure reset, supply air temperature reset,
    optimization of outside air economizing, etc.
    –  Building operations plan was designed with customized energy efficient set points, setbacks, and equipment schedules
    –  Re-commissioning all the primary mechanical systems (condenser water, unitary equipment, VAV, and ventilation
    –  A lighting retrofit was also implemented with changing all the existing standard T-8 lamps to high performance T-8.
