Bissell has a reputation for green building with its development of more than 1 million square feet of speculative green office space at its south Charlotte business park. They are continuously looking for dynamic ways to be stewards to the environment and community. Bissell requested that MCI analyze and look at 24 of their facilities (1,850,000 sf.) in order to develop ideas and opportunities to:

Project Specs:
HVAC Demographics
  • Condenser pumping system rebalancing and upgraded control programming of the two parallel variable speed pumps in each of the CSC-equipped buildings (16 buildings)
  • Critical zone reset of VAV systems in pre-ASHRAE 90.1 - 2004 buildings (20 buildings)
  • Filing, documenting, and submitting for an awarded NC State Grant in the amount of $118,660 in order to assist in the funding of the project.
Energy Conservation Measures
  • MCI delivered a plan for implementing industry best practices for rebalancing, optimizing control strategies, and monitoring of a fleet of commercial office building to greatly reduce energy consumption.
  • Monitoring and verifying the ongoing energy saved by the project by installing permanent energy metering systems and integrating them into the building’s central control system and providing reports to the property management team.
  • Extracting utility meter data using a pulse counter and wirelessly transferring data into the central Building Automation System (BAS) of each currently unequipped building for monitoring and verification of real time energy consumption and project savings (19 buildings)
  • Management of the EnergyCAP energy management software for analyzing energy savings over time and calculation of each building’s Energy Star rating (all 24 buildings)
  • Tenant education outreach program including a publication entitled “Ten Ways to be a Green Tenant,” and sponsorship of a free website link called GreenQuest where tenants can track the energy use in their homes (over 6,000 tenants)
